Brown Commercial Group negotiated a 58,286-square-foot industrial building acquisition at 400-500 Raddant Rd. and 901 Swanson Dr. in Batavia, IL, in Chicago’s suburban submarket.
Brown Commercial Group Partner Mike Antonelli represented the buyer, AMS Performance, a fast-growing racing parts distributor based in West Chicago, IL. The company is expanding into a three-unit building which more than doubles the size of their current facility.
“AMS Performance has experienced significant growth in recent years and this new facility is well suited to accommodate that growth and allow for future expansion,” said Antonelli. “The Chicago suburban industrial market remains a hot spot for business expansion and well-located spaces with connectivity to major transportation routes and strong labor pools are increasingly difficult to find.”
The building includes three units totaling 58,286 SF with 7,500 SF of office space on 3.5 acres. The buyer will be occupying 100% of the property after closing. “AMS wanted to stay within close proximity of their current employee and customer base, but available buildings were limited, as the industrial vacancy rate is under 5 percent,” Antonelli said. “We were successful in locating and securing a great opportunity for the buyer.”
