Brown Commercial Group partner, Mike Antonelli, represented Dynamic MD, LLC in its purchase of a 3.2-acre site in Chicago’s suburban market. The buyer, a rapidly growing truck and freight company, recently broke ground on their 11,600-square-foot headquarters with warehouse and parking facilities.
Brown Commercial Group president, Dan Brown, represented the landowner, a private investor.
“The Chicago suburban industrial market continues to experience low vacancy and a shortage of infill locations with a strong parking capacity,” said Antonelli. “This site allows the growing business to build a customized facility while improving efficiencies and planning for future growth.”
The site is located at 250 N. Schmale Road in Carol Stream, Illinois, within the DuPage County industrial submarket. The parcel was one of just a few remaining vacant industrial-zoned land development parcels in the area. The village of Carol Stream was instrumental in zoning approval and facilitating the business in securing the site.
“An infill location with the potential for new construction and on-site trailer parking is an anomaly in the Chicago market,” Antonelli said. “This development will be a one-of-a-kind property once completed.”
Antonelli also advised Dynamic MD, LLC in selecting a general construction firm and securing debt financing.

Triumph Construction is the general contractor and Byline Bank will provide financing for the new building, which is scheduled for completion in mid-2020.
The building will include 3,000 square feet of office space and a five-bay, 8,600-square-foot truck maintenance area. It will have 45 on-site trailer stalls and 27 vehicular parking spaces.
