Brown Commercial Group negotiated industrial transactions totaling 26,587 square feet in Chicago’s suburban market, including a 5,400-square-foot building acquisition at 630 Schneider Dr. in South Elgin, IL.
Brown Commercial Group Broker Collin Tyrrell represented Nordic Plow in buying the northwest suburban building. Lisa Bucaro of Compass Real Estate represented the seller. Nordic Plow will move its snow removal business to the new location from West Chicago, IL.
Tyrrell also represented KKM Telecommunications in leasing a 5,250-square-foot space at 11414 Smith Dr. in Huntley, IL. The landlord was represented by Adam Neisendorf of Plote Property Management.
The other transactions were negotiated by Broker Candace Scurto and involved hard-to-find spaces for growing business. The transactions included:
- A 3,168-square-foot distribution facility lease at 1520 E. Algonquin Rd. in Arlington Heights, IL for J and M Produce. Brown Commercial Group Senior Broker Mason Hezner represented the landlord.
- A 3,080-square-foot lease for Hitex Inc., at 420 Bonnie Lane in Elk Grove Village, IL. The tenant is using the space as a secondary location for overflow storage. The landlord was represented by Hezner.
- A 2,500-square-foot lease at 400 Bonnie Lane in Elk Grove Village, IL for Omega Electric. Hezner represented the building owner in this lease and is representing Omega Electric in selling its 5,049-square-foot building at 450 Bennett Rd. in Elk Grove Village. Scurto is representing the buyer.
- A 2,140-square-foot lease for Relief TMS, a mental health provider, at 1641 N. Alpine Rd. in Rockford, IL. This is the sixth facility opened by the company in the past two years. Given the rising office space vacancy in the Rockford market, Scurto was able to negotiate favorable rent abatement terms as part of the transaction. Jennifer Berry of CBRE represented the landlord.
