Brown Commercial Group negotiated a 45,196-square-foot industrial lease for the ownership of Blue Heron 160 in Bartlett, Illinois. Clarke Packing & Crating will move to 2315 Kenyon Road, part of the three-unit, state-of-the-art industrial building totaling 166,573 square feet.
Brown Commercial Group President and Managing Partner Dan Brown represented the developer and owner, Cratos Industrial, in the transaction. Vern Shultz, an Executive Vice President at Colliers, represented the tenant.
The tenant is a specialized packaging company that will be moving approximately 40 employees to the site from a nearby Bartlett location. “This is an ideal business park for this specialty packaging business as it seeks to improve operational efficiencies in a modern facility that is centrally located near Chicago’s main transportation corridors and employment centers,” Brown said.
Blue Heron 160 was constructed to fill demand from small to mid-sized industrial manufacturing, warehousing, distribution and e-commerce tenants. The development is located on the southeast corner of Kenyon Road and IL Route 25 in Bartlett. The first tenant, Illinois Tool Works (ITW), moved into a 60,050-square-foot industrial space earlier this year.
The industrial park proximity to Chicago’s transportation network via access to IL Route 25 and US Route 20. The building includes 32-foot clear height ceilings to support modern distribution. It also has 36 exterior truck docks and three drive-in doors.
