Brown Commercial Group recently represented both the buyer and the seller in the off-market sale of a 9,775 square foot cold storage facility at 12 E Hill St. in Villa Park, Illinois. The buyer, Premier Food Supplies, LLC, is a food distributor headquartered in Troy, Michigan. The firm acquired the property as a second Chicago warehouse location to better service its local customers.
“There continues to be a shortage of available cold storage spaces in Chicago to support the growing food industry sector,” said Mike Antonelli, a partner of Brown Commercial Group who completed the transaction. “By focusing on our market relationships, we were able to identify this off-market opportunity with the right requirements for our growing client and collaborate on an economically beneficial deal for both parties.”
Antonelli represented the buyer and the seller, Villa Farms Distributing and Packaging, Inc., in the transaction. The building was constructed in 2007 and has 25-foot clear height ceilings with freezer, cooler and dry storage space. It is one of the only free-standing cold storage facilities of this size in the western suburbs.
The buyer operates multiple locations throughout the Midwest, but was looking for a high-quality, cost-efficient location with good access to highways that would help it reach its customers throughout the Chicago area.
