Brown Commercial Group recently completed four transactions totaling 24,621 square feet in Chicago’s west and northwest suburbs. Many of the businesses involved were growing their operations or looking for more efficient space.
Brown Commercial Group broker, Brian Lindgren, represented the seller, 820 Tollgate Road LLC, in the sale of a 9,566-square-foot building at 820 Tollgate Road in Elgin, Illinois. The buyer, a private investor, was represented by Brown Commercial Group broker, Maria McNeil.
Brown Commercial Group senior broker, Mason Hezner, represented both the building owner, Etymotic Research, Inc., and the tenant, Hitex, Inc., in a 9,180 square-foot lease at 45 Martin Lane in Elk Grove Village, Illinois.
The building owner is an auditory products research firm that will continue to occupy the remainder of the 21,500-square-foot building. The tenant refurbishes computers and other electronics through an online sales platform. The tenant’s newly leased space is an expansion that will be used to store inventory and shipments and perform testing procedures. It will also provide additional office space in a location near its headquarters, also in Elk Grove Village. Hezner found a tenant for the space within a week of the new listing.
In Naperville, Illinois, Collector Cars Chicago leased 3,075 square feet at 456 W. 5th Avenue from Mill Street Properties, LLC. Lindgren represented the tenant while Mustang Construction’s Linda Helmold represented the landlord.
Finally, World Arm Wrestling League leased 2,800 square feet at 1527 Jarvis Avenue in Elk Grove Village for storage of its event sets and props. Brown Commercial Group broker, Candace Scurto, represented the tenant while Hezner represented the building owner.
