Brown Commercial Group, based in Elk Grove Village, IL, brokered three new leases totaling more than 16,000 square feet in Chicago’s northwest suburbs. Two of the leases brought their respective buildings up to 100% occupancy, demonstrating the strength of the suburban market.
Dan Brown, principal with Brown Commercial Group, said the large contiguous spaces in the O’Hare market are mostly leased and now they’re seeing growing companies expand into the smaller infill spaces.
“Businesses that specialize in growing industries, like home improvement and light manufacturing, need these spaces for storage and distribution.”
In the first lease, Brown Commercial Group Sales Associate, Mason Hezner, represented both the landlord and the new tenant, Kitchen Transformation, Inc. in its new lease of 9,990 square feet at 1340 Louis Avenue in Elk Grove Village. The new tenant specializes in natural stone fabrication and installation of custom granite countertops, marble vanities, shower walls and fireplace surrounds. The new space will be used for storage and distribution to complement its 9,400 square foot production center nearby at 1410 Jarvis Avenue.
In the second transaction, Brown Commercial Group’s Mike Antonelli, vice president of sales, represented the landlord at 764 Birginal Road in Bensenville in a 4,165- square-foot office/distribution space. The tenant, Plastic Your Way, is a plastics manufacturer and distributor for heavy industrial users. The tenant is expanding its space.
Antonelli also represented the landlord of 1000 Bryn Mawr Drive in Bensenville in its lease of 2,209 square feet to Old School Construction, represented by Clare Lydon of Mandrake Real Estate. These two leases bring the landlord’s 90,000 square foot Bensenville portfolio to 100% leased.
