Cawley Chicago announces the recent sale of a 49,418-square-foot building at 18410 Crossing Drive in Tinley Park, Illinois. Principal Rawly Lantz, SIOR, and Senior Associate Justin Harris spearheaded a team in the innovative and visionary sale of this office to an industrial reuse facility. Cawley represented the private investor in the transaction. The buyer was a multi-national laboratory group, represented by a team at CBRE led by Ted Gates.
“To say that this is an ideal opportunity and location for a worldwide leader in its field is an understatement,” Lantz said. “After working closely with the seller, a private local investor, we developed a plan that included foresight and capitalized on current market conditions. Evaluating the existing attributes of the vacant 33,301 square feet, we proposed a marketing strategy whereby a new user could add industrial concepts including docks and drive doors. This strategy led to immediate interest, multiple offers, and a closed sale within 6 months’ time. In addition to the work of Lantz and Harris, the team also included Cawley Chicago’s Industrial Brokerage Principal Joshua Hearne, SIOR and Vice President Reinier Pranger.
The single-story building built in 2001, sits on 3.63 acres of land, features 218 parking spaces, is heating and cooling temperature controlled, and offers 18-foot clear height. 18410 Crossing Drive, Tinley Park, is located in Will County, approximately 30 miles outside of Chicago and is near major interstates, with close proximity to I-80 and a Metra Train Station.
