CBL Properties and Greystar July 28 joined elected officials, community leaders, and project partners to celebrate the groundbreaking of a new mixed-use development at CoolSprings Galleria in Franklin, Tennessee.
The project will bring 361 residences and approximately 15,000 square feet of new retail and restaurants to the CoolSprings Galleria campus, further enhancing one of the region’s premier shopping, dining, and entertainment destinations.
Representatives from CBL and Greystar were joined by officials from the City of Franklin, Williamson County, Williamson, Inc., and other project partners to celebrate the occasion and highlight the collaboration that helped bring the project to life.
The development represents the next phase of CoolSprings Galleria’s evolution, creating a vibrant mixed-use environment that complements the property’s strong foundation, activates the campus throughout the day, and supports the continued growth of Franklin and Williamson County.
“Today is more than just the start of construction. It marks the beginning of a new chapter for CoolSprings Galleria and a significant investment in the shared vision for the future of Franklin and Williamson County,” said Jon Meshel, Senior Vice President – Redevelopment for CBL Properties.
The project was designed to enhance the CoolSprings area while reflecting the character and architectural heritage that have made Franklin a nationally recognized destination.
“We worked with the city to create something that feels like it was developed over time, much like downtown Franklin. That vision challenged us to create a place that feels authentic to the community rather than something that appeared overnight,” said Matt Evans, Senior Director of Development at Greystar.
Leaders noted that the development builds upon decades of strategic investment that have helped shape the CoolSpring’s corridor into one of Tennessee’s most dynamic commercial and residential hubs.
Wrapping up the event, Franklin Mayor Dr. Ken Moore commented, “People in Franklin have always been willing to think boldly about the future. This project continues that tradition and reflects the vision, investment, and evolution that will keep this community thriving for years to come.”
In June, CBL announced it had sold a 5.35-acre parcel of underutilized parking to Greystar to make way for this development. The project is expected to take two years to complete.
The groundbreaking of the Greystar project builds on the CoolSprings complex’s strong momentum with the recent opening of Tennessee’s first L.L.Bean store and the announcement of the new DICK’S House of Sports, which will open in 2028 in the JCPenney store location.
