CBRE brokered the sale of a former Neighbors Emergency Center located at 3417 Sherwood Way in San Angelo, Texas. The 8,432-square-foot property was purchased by the Trustees of Shannon West Texas Memorial Hospital.
This property is a vacant, Class A, freestanding emergency room. The sale closed on May 27, 2020. Constructed in 2016, the property will offer Shannon Medical Center a highly finished medical office space with ample patient and employee parking along with great visibility and accessibility.
Scott Herbold, Austin Barrett and Scott Carter with CBRE’s Texas healthcare group represented the undisclosed seller.
“There seems to be an uptick in interest and sales activity in the freestanding ER space, even preceding the pandemic,” said Herbold, senior vice president at CBRE. “While some remain ER facilities, many investors are also finding this property type a prime opportunity to provide non-emergency medical services in a retail setting to the surrounding community.”
Shannon Medical Center plans to use this facility to provide hospital-affiliated health services to the San Angelo market.
