CBRE closes 43,906-square-foot lease at officer tower in downtown Houston

CBRE has arranged a 43,906‑square‑foot lease for Yetter Coleman LLP at 600 Travis Street, a premier Class A office tower in downtown Houston. The leading trial boutique will relocate from 811 Main Street and occupy floors 53 and 54 of its new space.

CBRE’s Jon Lee and Claire Douthit represented the tenant in lease negotiations.

Yetter Coleman is relocating to accommodate its growing headcount and to secure a contiguous footprint that was no longer available in its previous building. The sublease space, already built out for a law firm, aligns with Yetter Coleman’s operational needs and anticipated growth. CBRE secured favorable terms through the sublease structure and negotiated a direct extension with the landlord, giving the firm flexibility to expand without incurring the higher costs typically associated with additional space.

According to CBRE’s 2026 Houston Outlook, flight to quality is accelerating across the market as tenants prioritize top-tier, amenity-rich buildings. Highly amenitized Class A towers like 600 Travis are experiencing some of the strongest demand and lowest vacancy levels in Houston.

Located at 600 Travis St., the 75-story tower is one of Houston’s most recognizable office buildings and is surrounded by an array of downtown amenities, including restaurants, hotels, parks and transit access. The property features recently updated common areas, high-end conference facilities, a fitness center, valet parking and direct tunnel access.
