CBRE facilitated a 75,000-square-foot lease at Woodfield Preserve Office Center on behalf of Zeller Realty Group (ZRG), to Assurance Agency, Ltd., one of the nation’s largest independent insurance brokerage firms. The company will relocate its headquarters to 20 N. Martingale Road in Schaumburg in 2019.
Bill Elwood and Rob Graham of CBRE represented the owner, ZRG, in the transaction. Jesse Van Dyke of JLL represented Assurance. Strategically located along I-290/I-355, Woodfield Preserve provides immediate access to the surrounding area, including O’Hare Airport, more than 30 hotels within a three-mile radius and hundreds of dining options. Situated on 29 acres, the complex allows for scenic views of the Ned Brown Forest Preserve.

The firm will occupy a portion of the first floor and the entire sixth floor, which is the largest floor plate in the Schaumburg Class A market, offering almost 52,000 square feet. The building boasts finished ceiling heights of nine feet with full-height windows and a raised floor air distribution system that enhances air quality and energy efficiency.

ZRG has significantly transformed the 650,000-square-foot property, including upgraded finishes. They also improved the amenity offerings at both buildings at Woodfield Preserve, including two fitness centers, game rooms, conference centers, Wi-Fi lounges, full-service delis with catering services, an outdoor courtyard with pergolas and fire pits, mother’s rooms and community yoga classes and organic gardening classes.
