Becknell Industrial has purchased a 14-acre industrial site in the city of Fairfield, Ohio. CBRE assisted with the purchase of the land, located on Commerce Center Drive, off of Seward Road.
Becknell is developing a 176,800-square-foot speculative industrial building on the site. Construction is expected to be complete during the first quarter of 2018.
“The location is perfect because of its proximity to the distribution and manufacturing core of Northern Cincinnati,” said Jeremy Kraus, First Vice President at CBRE. “This building will offer existing and new-to-market tenants the opportunity to operate in a modern, efficient facility. The features in the building will help tenants lower operational costs while also helping to retain and recruit talent in this competitive labor landscape.”
This building is located in pro-business Butler County, in the core of northern Cincinnati’s manufacturing and distribution hub. It will include several sustainability features to reduce operating costs and has been designed to accommodate multiple tenants. The Fairfield Commerce Center is zoned M-2 (general industrial) which allows for a variety of building uses. The building also includes 32′ clear height, 18 (9’x10′) docks with complete dock packages (dock seals, bumpers and 40,000 lb. airbag lever), two drive-in doors, and an ESFR sprinkler system. The parking lot features 136 parking spots, but can be expandable to 198 spots.
