CBRE was recently awarded the office leasing assignment of The Offices at 900 West, located at 900 W. Randolph in Chicago. The new redevelopment by Tucker Development will offer 45,000 square feet of Class A office space, set to deliver in spring 2017.
The four-story building will consist of 27,228 square feet second floor space, 12,262 square feet of third floor space and 5,780 square feet of fourth floor space. The third and fourth floors will also provide three total roof decks—two for exclusive tenant use and one as a tenant-in-common amenity.
According to CBRE Research, the Fulton Market and Far West Loop area currently has only 2,169,391 square feet of office space, making it the smallest major office market in Chicago. Of the current space, only 535,510 square feet can be qualified as class A. With little new construction in the pipeline and a recent rush of demand, occupancy is very high and Class A vacancy sits at low 6.5 percent.
The entire development is a 91,000-square-foot, 10-building site. The remaining space will be redeveloped retail and restaurant space.
