CenterSquare acquired Commons at Harper’s Preserve, a 21,777-square-foot Essential Service Retail (ESR) property in The Woodlands, an affluent suburb within the Houston MSA.

The Property is strategically positioned within a major retail node along TX- 242, less than two miles from I-45, and sits directly across from a high-performing HEB that attracts over 2.1 million annual visitors.

The Property is 91% leased to a diverse mix of service-oriented tenants, including Dunkin, Five Guys, Jeremiah’s Italian Ice, Little Caesar’s, and Next Level Urgent Care, with 53% national tenancy. It benefits from proximity to two major medical campuses and is surrounded by over 5,000 new homes currently being delivered within a 3-mile radius, supporting strong population growth in the area.

This acquisition marks CenterSquare’s 11th ESR investment in Texas and 58th nationally, further expanding our footprint in high-growth, service-driven retail assets.
