
Draper and Kramer, Incorporated promoted Martha Gaitan-Manning from property manager to regional property manager. In her new role, she will oversee five Chicago-area assets in the firm’s national multifamily portfolio.
As regional property manager, Gaitan-Manning will execute the operational plan and manage budgeting for properties under her supervision in order to ensure optimal performance and financial results. Her asset group will include Eleven Thirty, a 656-unit high-rise in the South Loop; Burnham Pointe, a 298-unit property in Printers Row; Wrigleyville Lofts, a 120-unit mixed-use building near historic Wrigley Field in Wrigleyville; The Oaks, a 190-unit active senior community in Printers Row; and North 680, a 180-unit community in northwest suburban Schaumburg.
During her tenure with Draper and Kramer, Gaitan-Manning has held roles at four different properties, spanning both suburban and city communities. Most recently, she was property manager at Burnham Pointe after being promoted to the position following two years as property manager at North 680. Under her leadership, both properties received Resident Satisfaction awards from SatisFacts across multiple years and consistently met occupancy and retention goals. Gaitan-Manning joined the firm in 2010 and initially served in both assistant property manager and leasing consultant roles.
An active member of the Institute of Real Estate Management (IREM), Gaitan-Manning has held the organization’s Certified Property Manager (CPM) designation since 2023 and Accredited Residential Manager (ARM) certification since 2019. She currently serves as IREM Chicago’s IREM Cares committee chair.
