Development firm Clarius Partners, LLC has announced the signing of a long-term industrial lease to an Atlanta-based industrial user totaling 61,256 square feet within Clarius Park McCook.
Located at 9200 W. 55th Street in McCook, Ill., this is the second tenant signed at the Park bringing the leasing of Building #1 occupancy to more than 50 percent. When complete, the $28 million development will consist of two Class-A industrial facilities totaling 368,841 square feet. It is situated on a 20-acre infill land site.
“Because this tenant is essentially new to Chicago, they could have located anywhere,” said Kevin Matzke, managing principal of Clarius Partners, LLC, in a release. “They chose McCook over several other Chicago-area locations because of its central location and proximity to I-55, I-294 and Chicago. We were happy to provide the tenant with an opportunity that suited them both efficiently and economically.”
The long-term lease considerations are in excess of $3.7 million. Adam Stokes and Mark Barbato of Nicolson Porter & List represented Clarius Partners in the lease negotiations. The industrial user was represented by Timothy Cahill and Nick Rossini of UGL Equis.
Barbato of Nicolson Porter & List added, “Tenant activity and absorption in McCook continues to outpace other submarkets in Chicago. This lease brings our occupancy level to over 50 percent, and we have additional solid activity on the balance of the building.”
Clarius Park McCook is located near the I-55 and I-294 interchange in McCook, Illinois in Southwestern Chicago.
