Clarius Partners releases details of 2.5 million-square-foot industrial development in Joliet

Development firm Clarius Partners LLC has announced the details of Clarius Park Joliet, a new industrial business park located on Youngs Road in Joliet. The anticipated $70 million development will consist of four Class A industrial facilities totaling almost 2.5 million square feet and will be situated on a 185-acre infill land site. The first phase of infrastructure has been recently completed, and the first building, a 1 million square foot facility, is currently under construction.  

The speculative development is located in close proximity to the I-55 and I-80 interchange and the BNSF and UP intermodal facilities. It is designed to meet a consistently growing demand for well-located, accessible, and large industrial space by companies servicing local, regional and national warehousing and distribution needs.

Clarius Partners is managing the development of the project on behalf of an institutional owner and has broken ground on the first building with a scheduled completion in the first quarter of 2013.

Building No. 1 will be a 1 million-square foot structure situated on a 51.4-acre land site. It will feature 32-foot clear ceiling heights, 50-foot by 52-foot column spacing, 75-foot speed aisles, an ESFR sprinkler system, T-5 fluorescent lighting, a mechanically fastened, white TPO roof and has been designed to achieve LEED certification by the U.S. Green Building Council.  Divisible to +/- 400,000 square feet and designed for maximum flexibility, the building will be ideal for any light manufacturing, distribution or warehousing company, especially those with a focus on regional or national distribution. The property will feature 120 dock positions, 326 trailer parking spaces, 190-foot truck courts, four drive-in-doors, and 308 automobile parking spaces.

The remaining three lots within Clarius Park Joliet range from 13 to 45 acres and can accommodate buildings from 200,000 square feet to 1 million square feet. Clarius Partners is marketing the remaining sites on a build-to-suit basis. Construction for these sites will commence upon securing a tenant. Clarius Partners is also making significant improvements to Amoco Road and Youngs Road as part of its development.
