ClarkDietrich, the leading North American manufacturer of cold-formed steel framing, will relocate its corporate headquarters to Montgomery Quarter, the private-public partnership between the City of Montgomery, Ohio, and developers Brandicorp and Neyer Properties valued at
$350 million. ClarkDietrich is expected to take occupancy in fall 2027.
The move comes as ClarkDietrich celebrates its 15-year anniversary in 2026, marking the formation of a joint venture between the two largest cold formed steel framing manufacturers in the United States, ClarkWestern and Dietrich Industries, in 2011. With recent growth and ambitious plans to continue their momentum in 2026 and beyond, the company has outgrown its currently leased space in West Chester, Ohio.
ClarkDietrich will occupy the full second and third floors of a new building within Montgomery Quarter. Their lease for 32,500 square feet will account for approximately 70 percent of the building. The new 46,500-square-foot building will be constructed above an existing parking garage at the development. Since the site work is complete and the building is already designed and permitted, construction will move forward quickly. The first floor of this building remains available for lease with around 14,000 square feet.
The new headquarters is targeting LEED Silver Certification for both Core & Shell and Commercial Interiors, with a sustainability-focused design that highlights efficient building systems, daylighting, and responsible material selection. The office will also showcase many sustainable ClarkDietrich products and systems throughout the building, demonstrating the company’s leadership in cold-formed steel framing, finishing products, and interior construction solutions.
Compared to its current headquarters, ClarkDietrich’s new space will be purpose-built rather than a traditional multi-tenant office, featuring significantly more natural daylight throughout the workspace, a large training and meeting center, an outdoor terrace, and an open staircase connecting the second and third floors. According to the company, these improvements are designed to support a collaborative and innovative workplace while fostering employee growth.
ClarkDietrich’s employees were closely involved throughout the search and asked the company to prioritize a community with a strong history of supporting others and a space that reflects the collaborative culture ClarkDietrich was built upon. After an exhaustive search across the greater Cincinnati and Dayton region, Montgomery Quarter emerged as the unrivaled choice, matching the company’s criteria with its Class A+, mixed-use, and highly walkable environment, along with easy connectivity to major roadways. Additionally, the fact that Montgomery Quarter offers secure parking garages and is within walking distance of restaurants, retail destinations, hotels, parks, and other conveniences was an added appeal to ClarkDietrich.

The new headquarters will also be located near one of the top hotels in the region – The Hotel Rambler, a Tapestry Collection by Hilton hotel. ClarkDietrich has partnered with The Rambler to support the many out-of-town employees expected to visit the headquarters throughout the years.
The relocation is expected to bring a significant boost to the local economy in Montgomery. ClarkDietrich will bring approximately 80 employees upon relocation, with additional openings as the company continues to expand in the marketplace.

Upon completion, the new building will join Montgomery Quarter’s mixed-use campus, which will now feature 116,000 square feet of class “A” office space, 25,000 square feet of retail/restaurants, 387 luxury apartments between two phases, and a 128-room high-end hotel. ClarkDietrich’s relocation adds further momentum to the development’s continued
growth near the roundabout, where one additional block remains to be developed adjacent to the Phase II apartments currently under construction. In Phase I at Montgomery Quarter, only one small building pad along Main Street and 3,400 square feet of office space remain available, while retail space at the development is fully leased.
The Gateway Partners Montgomery development team, a partnership between Brandicorp and Neyer Properties, has partnered Jeffery Anderson Real Estate on the Rambler Hotel, CBRE for leasing the office space, and CASTO and HILLS Properties on the apartment buildings.
