Clear Height Properties has completed a comprehensive modernization and repositioning program that began with the acquisition and renaming of the 26TWENTYFIVE office building in in Oak Brook, Illinois.
In the late Summer of 2018 Clear Height Properties and its JV partner, Corcoran Commercial Real Estate, acquired the 214,767-square-foot, multi-story office building that sits on 10 acres at 2625 Butterfield Road. The appeal of the building was its great location in Oak Brook; the opportunity was to breathe new life into a tired asset and make it more appealing in the marketplace.
“The modernization program we’ve completed at 26TWENTYFIVE has substantially improved the marketing appeal and tenant experience of this building,” said Jason Pammler, managing director, project and development services, Clear Height Properties. “We’ve been intentional and purposeful in creating an overall office environment that will appeal to tenants and their employees by offering the amenities and finishes that are consistent with offerings in the West Loop and Central Business District downtown.”
According to Pammler, the modernization focused on both interior and exterior improvements including highly visible tenant spaces and barely noticeable operating systems such as tuckpointing, painting and adding architectural features to the exterior façade. These improvements established a more contemporary look, made the building more inviting and created a greater feeling of warmth at 26TWENTYFINE. Further, a significant wayfinding program more clearly identifies the building entry and helps tenants and visitors better navigate the premises.
Clear Height also completed a significant upgrade to the lobby and common areas of the building. According to Pammler, these changes make the areas more purposeful and include the re-invention of spaces for co-working, dining and relaxation. Building ownership also added a new fitness center as part of a broader amenity package at 26TWENTYFIVE. A portion of office space was converted into a state-of-the-art, hospitality-caliber fitness center equipped with new exercise equipment—from cardio machines to free weights to Peloton bikes—and including a group exercise space as well as locker rooms and showers.
Finally, a new, flexible conference center also was added. In the first of two tenant options, a traditional board room setting is offered. The second option added offers more flexible uses, for meetings, training sessions, presentations and informal gatherings. Both areas are equipped with state-of-the-art equipment and connectivity. Pammler added that a common thread in virtually all elements of the renovation and repositioning was enhancing connectivity and ease of use throughout the building, common areas, conference center and fitness center.
Adam Johnson, senior vice president, and Ryan Maher, associate, both with the office services division of NAI Hiffman, are the exclusive leasing representatives for 26TWENTYFIVE. The property, with premier visibility from the I-88 Tollway, has office spaces available for lease ranging in sizes from 700 to 21,000 square feet.
