The fully occupied low-coverage facility boasts rail service and heavy industrial zoning.
The Colliers Midwest Investment Services Team, led by Alex Cantu and Alex Davenport, facilitated the transaction on behalf of The O’Donnell Group, Inc., a family-owned industrial real estate investor based in Southern California. The asset was purchased by a private investor through a 1031 exchange.
Micronutrients USA, a global trace mineral manufacturer has occupied 100% of the facility since 2001. The strategically located 4.15-acre site sits only 1.5 miles from I-70, between Downtown Indianapolis and the Indianapolis International Airport, providing phenomenal access to I-465 and local labor.
