In what is one of the largest sales in the Twin Cities commercial real estate market in 2024, a multidisciplinary team of Colliers professionals, led by the local Minneapolis office, brokered the sale of Thomson Reuters 180-acre corporate headquarters campus in Eagan, Minnesota, to Ryan Cos.
The property, located at 610 Opperman Drive, also includes a 1.1-million-square-foot office building, three data centers totaling 333,912 square feet and 90 acres of undeveloped land.
The remainder of the campus – 83 acres – houses Thomson Reuters’ 1.1-million-square-foot print manufacturing facility which will continue onsite operations.
Earlier this week the Eagan City Council approved plans for the property that include a multilevel industrial building – up to 3.6 million square feet – with 59 docks, 480 trailer stalls and parking for 980 cars, as well as four additional industrial buildings up to 600,000 square feet in total. In addition, approved plans also show 104 townhomes on 22 acres to be developed by Lennar, a 10-acre park and a 6.6-acre conservation area.
The sale follows on Thomson Reuters relocation to 2900 Ames Crossing in Eagan in July 2024 where the Canadian multinational information conglomerate signed a 300,000-square-foot sublease for the former Prime Therapeutics headquarters space. Colliers also arranged the lease transaction in June 2023. Thomson Reuters held their official ribbon-cutting July 2024.
