Colliers announced the $70.6 million sale of a purpose-built educational facility at 161 W. 9th St. within Chicago’s Roosevelt Collection.

The approximately 102,000-square-foot property is fully occupied by the British International School of Chicago, South Loop, under a long-term absolute net lease. The property was acquired in September 2026 by W. P. Carey,  a leading net lease REIT specializing in corporate sale-leasebacks, build-to-suits and the acquisition of single-tenant net lease properties.

Representing the seller, EPR Properties, the transaction was facilitated by Colliers’ Education Advisory Services team, including Todd Noel, Vice Chair; Mindy Korth and Kyle Campbell, Executive Vice Presidents; and David Burden, Principal & Vice Chair. Colliers professionals Josh McGee, Vice Chair and Austin Little, Vice President, Christian Rahe, Vice President and Jack Johnson, Financial Analyst also helped facilitate the transaction.

Completed in 2015, the campus was designed to serve students from preschool through 12th grade and features modern academic, arts, and athletic facilities within a three-story building situated on approximately 2.33 acres. Its location adjacent to the Roosevelt Collection places the property within one of Chicago’s most dynamic mixed-use environments, with access to downtown, public transit, and a growing residential population.

The property is occupied by the British International School of Chicago, South Loop, which was ranked the No. 1 private K-12 school in the Chicago area and No. 2 in Illinois, according to Niche’s 2026 rankings. The school is part of the Nord Anglia Education platform, one of the world’s largest international school organizations, with a network of 89 premium schools across more than 30 countries serving more than 95,000 students globally.

A key differentiator of the offering was the combination of a nationally recognized educational institution, a long-term occupancy profile, and a purpose-built facility within a densely populated urban infill location.
