Colliers’ Suburban Office Leasing team recently completed two notable office lease transactions in Chicago’s western suburbs.
In the first, Colliers’ Sven Sykes, Tom Volini and Brent Jacob represented Matson Logistics in its 20,971-square-foot office lease in the master-planned Esplanade at Locust Point development at 1901 Butterfield Road in Downers Grove, Illinois.
The transportation, warehousing, and supply chain services company will make the move from 1815 S. Meyers Rd. in Oakbrook Terrace, where they had roughly the same footprint, in August of 2025.
Seeking a Class-A building within the market with best-in-class amenities while also convenient for employees, this was a classic flight to quality opportunity according to Sykes, a Colliers vice chair.
The Esplanade at Locust Point is located at the intersection of the I-88 and I-355, one of the most vital intersections west of the CBD. This master-planned development of approximately two million square feet on 100 acres offers unequaled office space and luxurious amenities for the business community, including an on-site hotel, the Esplanade Fitness Center, Bright Horizons Daycare Center, Cooper’s Hawk Winery & Restaurant, DoubleTree Suites, a dentist, carwash, and deli.

In the second transaction, Sykes and Volini arranged a 12,800-square-foot lease for Meltzer, Purtill & Stelle LLC at Schaumburg Towers, 1450 American Lane in Schaumburg. The law firm will leave its 12,800 square feet at 1515 Woodfield Rd., also in Schaumburg, in August of this year.
Comprised of two 20-story office buildings, Schaumburg Towers is a Class A trophy office property totaling 890,000 square feet. It is adjacent to Woodfield Mall and is easily accessible via I-90, I-355, and I-290 expressways. In 2019 the complex was renovated and today features a 10,000-square-foot conference center, a state-of-the-art fitness center, food service with all-day grab-and-go selections, an outdoor plaza and amphitheater, wi-fi lounge and game center.
