Colliers recently closed the record-setting sale of the Mishawaka Tool industrial asset at N58 W15350 Shawn Circle in Menomonee Falls, Wisconsin.

The 388,800-square-foot Class-A, 32-foot clear-height facility is fully occupied by Milwaukee Tool under a long-term lease. The building was constructed in 2009 as a build-to-suit for Quad/Graphics Inc. Quad vacated in the spring of 2021, and the building was quickly re-leased to Milwaukee Tool.

The property was sold by an undisclosed Illinois-based seller and purchased by an undisclosed New York-based buyer. The transaction closed Dec. 16.

Tom Shepherd, Jennifer Huber-Bullock and Bill Langhoff from the Colliers Milwaukee office and Jeff Devine and Steven Dissee of the Colliers Chicago office led the sales team. Langhoff and Steve Sewart of Colliers Milwaukee represented the landlord on the lease to Milwaukee Tool.
