Colliers completed an industrial lease transaction on behalf of thyssenkrupp Supply Chain Services at Lakeview V at 3919 Lakeview Corporate Drive in Edwardsville, Illinois, in the St. Louis market.

The transaction includes a three-year renewal of approximately 600,000 square feet along with a 169,500 square foot expansion, bringing thyssenkrupp’s total occupancy to the full 769,000 square foot building.

Peter J. Kepic and Peter E. Kepic of Colliers | Detroit led the transaction on behalf of thyssenkrupp, with referral support from Dan Bamberger, Dan Lesinski and Billy Spence of Colliers | St. Louis.

thyssenkrupp originally leased space in the property in late 2024 following the closure of the former FedEx warehouse. The latest transaction expands the company’s footprint to encompass 100% of the building.

The expansion comes amid strong leasing momentum in Metro East, the Illinois portion of the St. Louis metropolitan area. According to the latest Colliers | St. Louis Industrial Market Report, leasing activity across the St. Louis industrial market surged to 2.87 million square feet in Q3 2026, marking the strongest quarter of the year. The Metro East submarket accounted for more than 35% of that activity, the largest share of any submarket, as major commitments continued to concentrate along the region’s primary logistics corridors.

Metro East encompasses approximately 41.5 million square feet of tracked industrial inventory, including more than 36.4 million square feet of warehouse and distribution space. The submarket’s overall vacancy rate declined from 11.7% to 11.2% during the third quarter, while warehouse and distribution vacancy fell from 12.6% to 11.9%. Metro East also recorded more than 1.05 million square feet of positive net absorption during Q3.
