Thomas Rodeno, principal, and Patrick Turner, associate, both with Colliers International’s Chicago-based Industrial Advisory Services, represented Diversified Labeling Solutions in a 171,000-square-foot long-term lease renewal and expansion at 1285 Hamilton Parkway in Itasca, Ill.
The manufacturer of pressure-sensitive labels had occupied 140,000 square feet within the multi-tenant industrial facility for about 10 years, using it as its North American headquarters. The property is owned by Hamilton Partners.
“DLS was considering either renewing and expanding at its current Itasca location, or combining its production with another DLS facility across the county,” said Rodeno. “DLS had very specialized needs for its manufacturing facility including heavy power and parking, high ceilings, air conditioning, and a high concentration of office space, and ultimately decided to renew and expand in Itasca due to the significant cost of relocating its production operations.”
Located in Hamilton Lakes Commerce Center, 1285 Hamilton Parkway is a 208,540-square-foot warehouse facility built in 1990. The multi-tenant building features 24-foot clear ceiling heights and three drive-in doors. It is located near the intersection of Devon Avenue and Rohlwing Road.
