Colliers negotiates two daycare leases in Chicago’s western suburbs

Colliers Chicago Senior Vice President Brad Belden recently negotiated two long-term leases to daycare centers in Chicago’s Western suburbs. 

In the first, he represented Glenway Apartments LTD in its 10,000-square-foot lease to Smart Beginnings Childcare at 1555 Mesa Lane in Aurora, IL. Second generation space, it is in pristine condition and fully equipped with all furniture, fixtures and equipment as well as an outdoor playground.

It is conveniently located just north of Butterfield Road and across the street from Walmart Supercenter, Savannah Crossings outlets and Aurora’s retail hub featuring many notable national merchants.

It is Smart Beginnings’ second location in Aurora.

In the second transaction, Belden represented Luxe Sandpiper Owner, LLC, in its 10,100-square-foot lease to ABC Toon Town Education Center at Sandpiper Plaza located at 1916-2030 Army Trail Road in Hanover Park, IL – a heavily populated, heavily traveled and noted retail corridor. Also second generation space, it came with all furniture, fixtures and equipment as well as a sizable outdoor playground.

It is ABC Toon Town Education Center’s second location in Illinois. The other is in Oak Park.  

For opportunistic tenants seeking to expand and grow their presence, the time is right to take advantage of the market according to Belden. 

“A daycare buildout is very specific and very expensive. If a growing daycare group can find a site that is already built to spec, they can save a tremendous amount of time and money and launch very quickly,” said Belden.
