Colliers sells industrial park buildings near Indianapolis

Colliers assisted Becknell Industrial and partner Cross Harbor Capital with the sale of Mount Comfort Commercial Park Buildings 1 and 2. The two recently completed modern bulk buildings are located just east of Indianapolis in Mt. Comfort, Indiana.

Building 1, located at 5940 Enterprise Drive, is a 260,406-square-foot rear-load facility and features 32’ clear height and 26 docks. Building 2, located at 5935 Enterprise Drive, is a 390,581-square-foot cross-docked facility with 36’ clear height and 38 docks. Both buildings have 135’ trailer courts and were completed on a speculative basis.

The Colliers Midwest Capital Markets team and Colliers Institutional Bulk Leasing team combined to execute the sale. The team led by Alex Cantu, Jimmy Cohoat, Jason Speckman, Andrea Hopper and Alex Davenport facilitated the transaction on behalf of Becknell. The site was purchased by an affiliate of EQT Exeter, their second acquisition in the park. The Colliers Midwest Capital Markets team had been originally retained to help capitalize and structure the speculative development.

Located along I-70, a primary east-west logistics thoroughfare, Mount Comfort is one of Indianapolis’s fastest growing modern logistics submarkets. More than 5 million square feet of new users have recently opened logistics operations or committed to the Mount Comfort submarket. Hancock County is committing over $30 million in infrastructure improvements to its major thoroughfares to accommodate the needs of today’s modern logistics user.
