Colliers completed the disposition of the Hoosier Infill Industrial Portfolio, a 1,284,879-square-foot, 38-building light industrial portfolio located across 13 established industrial parks throughout the Indianapolis metropolitan area.
Colliers Industrial Capital Markets advisors Alex Cantu, Alex Davenport, Jeff Devine, Steve Disse, and Tyler Ziebel partnered with Indianapolis market experts Tyler Wilson, Jason Speckman, and Sydney Gabriel to complete the transaction on behalf of the seller, a joint venture between Cardinal Industrial, Stos Partners, and Long Wharf Capital.
The portfolio was acquired by Berkeley Partners, a vertically integrated real estate investment firm focused on light industrial assets across primary and secondary U.S. markets.
Located across five core infill submarkets, the portfolio is 97.5% leased to 251 tenants and features a highly diversified rent roll with an average tenant tenure of more than eight years. The buildings range from 12’–24’ clear heights and offer a rare mix of smaller suite sizes with above-average dock-door availability for this asset class.
