Conor Commercial breaks ground on spec industrial project in Prospect Heights

Conor Commercial Real Estate officially broken ground on their newest development in Prospect Heights, Illinois, a 150,000-square-foot speculative facility situated on 10 acres in northern Cook County. The central location of the building, to be known as Executive Commerce Center, will have easy access to industrial markets in O’Hare, Cook County and Lake County.

“We are very pleased to have broken ground today on Executive Commerce Center,” said Brian Quigley, executive vice president of Conor Commercial. “Industrial land with proximity to multiple highway transportation routes in the north O’Hare submarket is increasingly difficult to find, so we are pleased that we are able to bring this Class A facility to the Chicago market.”

The center supports easy loading and unloading and optimal truck maneuverability with 25 truck docks, two drive-in doors, a 60-foot speed bay and a 60-foot truck apron. The building is divisible to 40,000 square feet and features a 32-foot clear height, 52-foot by 56-foot column spacing, 7-inch unreinforced concrete floors, an ESFR sprinkler system, office space to suit and parking for 165 vehicles. The site also offers tenants a Class 6B tax incentive.

Completion of Executive Commerce Center is slated for Q4 2019. The general contractor services are being completed by McShane Construction Company and the architect of record is Ware Malcomb. The brokerage firm representing Conor Commercial is Paine Wetzel.

The site’s logistical advantages come via convenient access to major highways and the surrounding metropolitan area, making it perfect for a user with a heavy distribution focus. The center is located just five minutes from I-294 and 15 minutes from I-94 and Route 53 to I-290/I-355. In addition, it is located 1.3 miles from the Prospect Heights Metra Station and 15 minutes from O’Hare International Airport. Its positioning next to Chicago Executive Airport will also provide tenants with the option for private aviation.
