Conor Commercial cuts the ribbon on 265,550-SF industrial space in DuPage submarket

Construction is complete on North Avenue Commerce Center a 265,550-square-foot, Class A industrial facility in Winfield, Illinois. Representatives from Conor Commercial Real Estate, Choose DuPage and the Village of Winfield recently hosted a ribbon-cutting ceremony to celebrate the opening of the largest commercial development in Winfield’s history.

“Securing the North Avenue Commerce Center development is another big win for the industrial market here in DuPage County,” said Ray Kinney, chairman of the Choose DuPage Marketing Committee. “Early estimates indicate that this project could create roughly 200 warehouse distribution jobs, with an additional 80 jobs inside the office.”

North Avenue Commerce Center is located on 17 acres at the southwest corner of North Avenue and Morton Road, just six miles from I-355 and the I-390 expansion project, 10 miles from I-290 and I-88 and 20 miles from O’Hare International Airport. This location will provide logistical advantages to tenants, enabling them to conduct business operations with increased ease and efficiency.

The facility is divisible to 60,000 square feet with customizable office space. Additionally, the building features a 32-foot clear height, 50-foot by 52-foot column spacing, an ESFR sprinkler system, 56 exterior docks and four drive-in doors. It’s efficient rear-load configuration makes it perfect for e-commerce, light manufacturing and warehouse users. The site also supports optimal truck maneuverability with 12 trailer parking stalls along with on-site parking for 228 vehicles.

“The demand for industrial facilities of this scale and quality in the Central DuPage submarket by far outpaces supply and so we built on spec, anticipating the robust customer interest we have seen since breaking ground last fall,” said Conor Commercial executive vice president, Brian Quigley.

Conor Commercial developed the project with Kensington Realty Advisors. McShane Construction Company served as general contractor and Ware Malcomb provided the architectural services for North Avenue Commerce Center. John Cash, David Haigh and Dylan Lee of NAI Hiffman are handling leasing for the property.
