Construction has commenced on Mayfair Medical Commons, a medical office building underway in Wauwatosa, Wisconsin, by real estate developer Irgens at 800 N. Mayfair Road.
The building is part of a larger redevelopment planned for the prime infill site located just south of the Research Drive entrance into the Milwaukee County Research Park.
Construction will be complete in July 2024. Approximately 45% of the 45,823 rentable square feet has been pre-committed to future occupiers, which allowed Irgens to offer real estate investment opportunities in the development and secure favorable financing terms.
Elmbrook Family Dental has committed to a new office location to accommodate its rapidly expanding practice. The dental office plans to open the new location shortly after construction of the building is complete.
Irgens is a long-time owner and operator of healthcare real estate in southeastern Wisconsin. In addition to being the developer and project manager for Mayfair Medical Commons, the Irgens team is also responsible for project leasing. When construction is complete, Irgens will continue as property manager, overseeing all the daily operations and maintenance needs for the facility on behalf of the tenants.
Additional project team members include Town Bank, Eppstein Uhen Architects, Catalyst Construction, The Sigma Group and Pierce Engineers. Elmbrook Family Dental was represented by Steve Pape of Revel Investments.
Mayfair Medical Commons will be a two-story, steel-frame structure that will feature brick masonry and a metal panel façade. The interior design features flexible and efficient floorplates, which are preferred by today’s modern healthcare practices. Ample parking and signage and branding opportunities will enhance the user and patient/client experience. The site is less than one mile from the Milwaukee Regional Medical Center and visitors will have easy access to the building from Interstate 94 to the south and Interstate 43/Highway 45 to the east.
