With excavation started, a new seven-story, mixed-income apartment complex in Chicago’s Jefferson Park neighborhood is now underway after a delay of nearly four years. Joseph J. Duffy Company was selected by Full Circle Communities to build the 75-unit building at 5150 N. Northwest Highway. This is the fourth project that Duffy has worked on with the nonprofit housing developer.
The development proposed by Full Circle Communities is focused on providing housing for veterans, persons with a disability and working families in Jefferson Park. A variety of apartment types, including studio, one-, two- and three-bedroom units, will all include full baths and kitchens. Besides being accessible, universally designed units, the 15 market-rate and 60 affordable units will feature condo-quality finishes.
Joseph J. Duffy Co. provided preconstruction service, including preliminary budgets. The construction phase for the apartment building, designed by Cordogan, Clark & Associates, is based on a lump sum contract with Duffy. The building is expected to gain LEED Silver certification when complete.
A ground floor commercial and community space will service the residences with a community room, library and business center. On-site space is stipulated for a service coordinator/case manager and property management. Other community amenities include an outdoor playscape, grill/picnic area, community garden, dog run and 40 on-site parking spaces.
The structural steel and precast plank superstructure will be clad with Silbonit FRC panels and cast stone exterior. The building will be located close to public transportation as several bus stops are within walking distance, as is the Jefferson Park train stop on the Union Pacific Northwest Line.
