Opus announced that construction is underway on Rainwood Industrial, a 272,076-square-foot Class-A speculative industrial facility within Rainwood Industrial Park at 9355 N. 106th St. in Omaha, Nebraska.
“We believe there is a real opportunity to deliver the kind of high-quality industrial space that is in short supply in the market,” said Chris Trosper, senior director of real estate development with Opus. “Rainwood Industrial gives us the ability to meet the needs of a range of users while offering the location and building features companies are looking for.”
Rainwood Industrial Park is optimally located less than two miles from I-680, less than 10 miles from I-80 and directly east of northwest Omaha’s Google datacenter. Rainwood Industrial will sit on 18.8 acres and include a 32-foot clear height, 29 dock doors (expandable to 57), two drive-in doors and 176 vehicle parking spaces. The building will accommodate up to six users.
Opus has completed several significant projects in the greater Omaha and Council Bluffs, Iowa, area, including speculative developments Highway 370 Logistics and River Road Logistics and build-to-suits for Omaha Box Company, The Gavilon Group and CSG Systems International.
Opus is the developer and design-builder on Rainwood Industrial, and SVPA Architects is the architect of record. The development is being marketed by Denny Sciscoe with Lund Company. Completion is expected in April 2027.
