The first of five planned distribution facilities is completed at NorthPoint Development’s $129 million Lakeside Logistics Center in St. Peters, Missouri. Contegra Construction built the 490,000-square-foot distribution center at the 190-acre site.
It will capitalize on its proximity to Highway 370 and Interstate 70 and is just 15 minutes from St. Louis Lambert International Airport.
Located at 16000 Spencer Road, the flexible facility is constructed of tilt-up concrete panels with a 36-foot clear height and features space that can be subdivided for up to four tenants. The single-load facility is served by 51 dock doors and seven drive-in doors all on one side of the building. Four office spaces are available along the walls opposite the dock doors and a 2,000-square-foot office space is located in one corner of the facility. The building is topped by a TPO roof and has parking space for 490 cars and 134 trailers.
Leasing is underway tapping the facility’s competitive location, strong labor force, and above-market speculative building features, including LED light fixtures with motion sensors and 45,000-pound dock levelers.
