Dan Cooper, President and Broker of the Cooper Commercial Investment Group in Cleveland, Ohio, represented the Seller, a Texas-based investment group with whom the Cooper Group has successfully completed numerous transactions over the years.
The property generated substantial nationwide investor interest, resulting in over 330 offering memorandum requests and more than 10 written offers submitted throughout the marketing process. Ultimately, a Kentucky-based Buyer was selected based on the strength of pricing, terms, and overall certainty of execution. The transaction closed at an 8.03% CAP Rate and moved from contract to close in less than 40 days, demonstrating the continued demand for well-positioned retail centers with stable cash flow.
