Core Spaces announced plans to significantly expand its presence near the University of Illinois Urbana-Champaign with three new purpose-built student housing developments. Together, the projects will deliver more than 3,500 beds between 2028 and 2031.
The expansion builds on Core’s deep roots in Champaign. Founders Marc Lifshin, Barry Howard, and Brian Neiswender are all University of Illinois Urbana-Champaign alumni and have spent decades working and living in the community. Core first entered the market in 2020 with the development of Hub Champaign (now The Dean), followed by Hub Champaign Daniel in 2021, which the firm currently owns and manages. In 2025, Core further expanded its UIUC portfolio through acquisitions of multiple properties along Green Street.
In fall 2025, Core broke ground on Hub Champaign Green Street, a 490-unit, 1,577-bed student housing community located at on the south side of Green St between 2nd and 3rd Street. Hub Champaign Green Street is slated to deliver in summer 2028, ahead of the 2028–29 academic year.
Looking ahead, Core plans to further expand its Hub on Campus footprint along the iconic Green Street corridor with additional purpose-built student housing developments.
In keeping with Core’s commitment to elevating the student living experience, each community will be centrally located near both campus and downtown Champaign.
