Cushman & Wakefield has completed the direct sale of 2801 S. 25th Ave., Broadview, to Star Thermoplastics Alloys & Rubbers Inc.
2801 S. 25th Ave. is a 16-acre, 293,750-square-foot industrial warehouse property featuring heavy power and ample parking, and can host many tenants. Compusystems, a notable tenant at the property, leases 40,000 square feet of office space.
This transaction represents the second user sale over 250,000 square feet in Western Cook County during the first quarter, further reducing the already limited supply of large user buildings in the submarket.
The C&W team includes: Larry Goldwasser, senior director; Michael Magliano, associate director; Jay Maher, associate director; and Colin Green, senior associate, who represented ownership, River Oaks Partnership, in the transaction.
“There has been a very limited supply of buildings for large users in Western Cook County, and this transaction takes another large block of space out of play,” Goldwasser said. “New buyers and tenants coming into the market, or those still seeking options, are going to find it a challenging time in Western Cook County. Demand is simply outstripping supply.”
The Cushman & Wakefield team, led by Goldwasser, has alone completed nearly 1 million square feet of new transactions in the first quarter.
