Cushman & Wakefield represented owner Lingerfelt Commonwealth Partners in leasing 45,480 square feet of Class-A office space to Principal Financial Group at Two22, a 41-story 727,000-square-foot tower in the Minneapolis CBD.
Cushman & Wakefield Executive Director Tom Tracy and Senior Director Katie Tufford represented Lingerfelt Commonwealth Partners, while JLL Managing Director Brian Ginkel and Vice President Kevin Salmen represented Principal, which plans to occupy the property at 222 S. 9th St. in early 2021.
Lingerfelt Commonwealth Partners, in conjunction with Nelson and Gardner Builders, is in the construction phase of a major building renovation, which includes new conference facilities, new fitness facilities, dedicated tenant lounge including outdoor roof deck, modernized elevators featuring Destination Dispatch technology, renovated corridors and restrooms, enhanced food offerings, better wayfinding and additional bike parking.
In addition, property management company Commonwealth Commercial has adapted many of its procedures to meet enhanced Covid-19 requirements for air filtration and circulation, cleaning protocols and social distancing, while general contractor Gardner has accelerated construction as most employees have stayed home throughout the summer.
Construction is expected to be completed by January 2021.
