Cushman & Wakefield/NorthMarq was selected by ICM Realty Group to provide leasing services for the 80,000-square-foot Mill Place office building located at 111 3rd Avenue South, in downtown Minneapolis.
The new ownership team has already commenced its plan to renovate and reposition the historic brick-and-timber building with a project completion anticipated prior to year’s end. The renovation project will create a new option for tenants seeking unique, creative office space along the Mississippi River near the growing North Loop, Mill District and East Town neighborhoods.
The Cushman & Wakefield/NorthMarq team of Brian Woolsey, Brent Erickson and Jim Montez will represent ICM Realty Group in leasing throughout a multimillion-dollar renovation project that will restore the building’s historic character, stripping away aged elements and features in favor of a look that will appeal to today’s employees and employers. The result will be 80,000 leasable square feet that feels modern while maintaining the authentic brick-and-timber structure of the building.
The property is on the southeast corner of Third Avenue South and First Street South, adjacent to the Central Avenue bridge. Hennepin Avenue is a short walk to the northwest, and the Mill District, featuring the Stone Arch Bridge, Guthrie Theatre and Gold Medal Park, is within blocks to the east.
The two main Mill Place buildings were constructed around a central atrium courtyard, and the four-story property also features a roof deck, which will be renovated. Other planned building amenities include locker rooms, bicycle storage, enclosed executive parking, reserved surface parking, multiple collaborate tenant meeting areas, a fitness center with shower facility and conference spaces.
