Dayton Street Partners has arranged a 6,350-square-foot lease at 1500 W. Carroll Avenue in Chicago for VIATechnik in Chicago’s burgeoning Fulton Market West. VIATechnik will take the entire 5th floor of the building.
Dayton Street recently completed more than $4 million in renovations at 1500 W. Carroll, a six-story, 38,000-square-foot loft office building. Building improvements include new exterior windows, bathrooms, HVAC, lighting and stairwells, as well as amenities for today’s office users, including a modern building lobby, rooftop deck, bicycle garage and 42-car parking.
“Tenants are drawn to the unbeatable location,” said Howard Wedren, principal at Dayton Street. “Whether commuting via public transportation, car, bike or walking, 1500 W. Carroll Avenue is easily accessible and adjacent to Chicago’s hottest after-work spots and restaurants.”
VIATechnik, a virtual design and construction services company, is the fourth tenant who has signed at 1500 W. Carroll in 12 months. Limitless Coffee, Neato Agency and Breather have also signed leases in the building. Viatechnik was represented by Ryan Foran and Jonathan Zeitler of Transwestern. Dayton Street was represented by Teddy Walsh and Lenora Adds of Cushman & Wakefield.
Dayton Street is active in the market having acquired and redeveloped 2101 W. Carroll Avenue and 2137 Walnut Street in the last two years, as well as an industrial site at 2501 W. Fulton. Dayton Street also purchased vacant land at 1514 W. Carroll—adjacent to 1500 W. Carroll—for a build-to-suit opportunity up to 31,500 square feet.
