Detroit-based KODE Labs, a global provider of advanced smart building technology, has entered into a strategic partnership with IQHQ, an owner and developer of life science districts.

As part of the collaboration, IQHQ will integrate KODE Labs’ technology across its under-construction and operating portfolio to reduce operating expenses, aggregate building data, optimize energy management, and deliver valuable portfolio-level insights.

KODE OS will allow IQHQ to unify its building systems into a centralized, user-friendly interface, streamlining management processes and reducing operational costs. Scientists, researchers, and employees in leased properties will benefit from advanced automation, predictive maintenance, and real-time data insights, fostering a seamless and productive working environment.

“We are thrilled to partner with IQHQ to redefine what’s possible in life sciences real estate,” said Edi Demaj, Co-Founder of KODE Labs. “IQHQ is setting a precedent for intelligent and sustainable building operations in the life sciences industry and serves as a model to showcase the tangible benefits of embracing smart technology in real estate.”

This collaboration will set IQHQ apart among life sciences developers by leveraging a vendor-agnostic smart building platform that optimizes the operational performance of its developments, enhancing efficiency, sustainability, and partner experience.

“Partnering with KODE Labs marks an important milestone in our mission to deliver sustainable hubs of innovation for the life sciences community,” said Jenny Whitson, Director of Sustainability & ESG at IQHQ. “Their smart building solutions will allow us to elevate the experience for our partners while maintaining operational excellence and environmental stewardship. This partnership reinforces our commitment to sustainability through smart energy management and resource optimization.”
