IDI Gazeley has broken ground on a 749,554-square-foot industrial speculative building at 23700 West Bluff Road in Channahon, Illinois.
Located near the intersection of I-55 and I-80 in southern Will County, it is the first of four anticipated buildings to be constructed at the Channahon Corporate Center, a 100-acre master-planned industrial and logistics park that will have approximately two million square feet of industrial space. The building is scheduled for completion in the first quarter of 2017.
Tom George, regional director of IDI Gazeley, said the project is the culmination of three years of hard work. 23700 West Bluff Road is one of the two largest spec buildings under construction in the Chicagoland area, where 52 spec buildings totaling 18.1 million square feet are currently under construction.
The building is expandable to 1.3 million square feet and is ideal for a broad spectrum of industrial uses, including warehousing, distribution, manufacturing, e-commerce, and more. The property will boast 36′ clear heights, 56′ x 48′ column spacing, 86 loading docks (expandable to 170), 440 parking spaces (expandable) and 192 trailer parking spaces.
