Draper and Kramer, Incorporated has opened The Flats at EVO, a collection of 46 townhome-inspired rental apartments in the St. Louis suburb of Richmond Heights, Missouri. The new-construction community is the second phase of EVO, a multi-phase rental development that also includes an adjacent four-story, 281-unit apartment complex that opened in 2016.
Located at 9015 Eager Road, The Flats at EVO comprises four two- and three-story buildings, each with about 12 single-level residences. The 46 units include one-, two- and three-bedroom plans ranging from 764 to 1,465 square feet. Each has a private entrance and an attached one- or two-car garage. Leasing and first move-ins are underway, with rents ranging from $1,375 to $2,570.
Amenities available to The Flats residents at the neighboring four-story EVO complex include a heated outdoor saltwater pool. The pool deck features private cabanas and outdoor kitchen prep areas with gas grills. Other amenities include a dog/pet spa with two pet-washing stations; an 1,100-square-foot, 24-hour fitness room; a yoga/spin studio where complimentary fitness programming with trainers will be offered; catering kitchen; and business center. An indoor rooftop sky deck features lounge areas and a bar surrounded by windows showcasing views of the St. Louis Arch.
All floor plans at The Flats have an open layout with island kitchens overlooking the living space. Units also feature a private balcony or patio, full in-unit laundry room and large walk-in closets.
Interior finishes at The Flats include laminate wood flooring; granite countertops, light-toned cabinetry and stainless steel appliances in the kitchen; and gray paint throughout each unit.
The Flats at EVO is less than 10 miles from downtown St. Louis and also neighbors the popular suburb of Clayton. The surrounding neighborhood features multiple bike trails and outdoor spaces; nearby grocery options including Whole Foods and Trader Joe’s; shopping at the Galleria Mall and the Promenade at Brentwood; and a variety of restaurants such as Bonefish Grill, P.F. Chang’s, Weber Grill and Mai Lee.
