Drip Auto Spa has completed the development and construction of a new auto spa at 8955 Indianapolis Blvd. in Highland, Indiana.
The completion of the more than 45,000-square-foot re-development is the culmination of a process that took nearly three years of planning, zoning approvals, design and construction.

F & E Ventures LLC acquired the approximately one-acre site that included a long defunct Highland area night club in a state of near collapse. In its place, after considerable negotiations and redesigns, the new facility was built. The auto spa includes the latest technology to wash cars and light duty trucks. According to F & E Ventures, the efficiency of this system eliminates long lines and delivers an exemplary customer experience. The property also provides powerful, free vacuums for patrons. Multi-lane automated vehicle entry and payment systems further enhance the smooth flow.
One of the greatest challenges overcome by Drip Auto Spa was orienting the building in such a way that would not significantly disrupt traffic patterns on Indianapolis Boulevard, one of the main thoroughfares in Highland. Great consideration was given to the neighboring residents and businesses much deserved safety and quiet enjoyment of their property. Hi-tech noise mitigation equipment was deployed and the structure was designed to all but totally eliminate light and noise that previously plagued homeowners due to their previous exposure to nearby traffic.
Loy and Jeff Bennett, Managing Partner, McColly Bennett Commercial Advantage, brokered the transaction with Loy representing F & E Ventures in the acquisition of the land. Bennett represented the seller, Goulas Inc. Loy provided materials and directed a canvass of the businesses and residents in the immediate area resulting in a supportive petition and letters requesting the town administration’s approval of the project where all previous attempts by fast food and other retail uses had failed.
In addition to Loy the team members who provided expertise to gain the required approvals for re-development were attorney Scott Yahne, architect Les Dreischerf of Design Alliance, and engineer Don Torrenga of Torrenga Engineering.
Highland Town Councilor Mario Martini went on the public record to say, “In more than twenty years of service to the Town of Highland I have never witnessed such a well thought out plan and detailed presentation of a new development”.
The Highland location is the first in a series of Drip Auto Spas planned by the owners. In 2024 the owners expect to add locations in Cape Coral, FL and Lakemoor, Illinois.
