Duke Realty closes 132,000-square-foot lease for Minnesota juice company

Duke Realty Corporation’s Minneapolis office has leased 132,000 square feet in Cornerstone Business Center to Citrus Systems Inc., a privately owned, Minnesota-based manufacturer of packaged fruit juices and beverages. The business park is located in Hopkins, Minn.

Citrus Systems, which was founded in 1985 and markets its products under the Citrus Sun brand, will expand its operations by 50,000 square feet and relocate from its current facility later this year. Duke Realty’s in-house construction team will serve as general contractor for the build out of Citrus Systems’ new space, which will include modifications for new equipment and innovations in juice manufacturing. With this lease, Cornerstone Business Centers, a 222,194-square-foot, Duke Realty-owned and managed industrial building, is 100 percent occupied.

“Duke Realty is pleased to be able to provide Citrus Systems with a facility that meets their space needs and to work closely with them on the design and build out of their space,” said Pat Mascia, senior vice president of Duke Realty’s Minneapolis operations. “We are committed to delivering attractive, functional space that will serve Citrus Systems’ needs for the long term.”

Citrus Systems will occupy the south building of Duke Realty’s Cornerstone Business Center this fall. The facility features 24-foot clear height, 13 dock-high doors, two drive-in doors and 41-foot-by-40-foot column spacing in 120,600 square feet of warehouse space. It also includes 11,700 square feet of office space.

Tom Bennett and Jack Tornquist with CBRE represented Citrus Systems in their lease. Duke Realty was represented by Scott Moe, its vice president of leasing, along with listing agents Brad Bohlman and Paul Bickford with Colliers.
