Duke Realty constructing new 324,115 SF industrial building in I-55 submarket

Duke Realty Corporation‘s Chicago office will build a new 324,115-square-foot building in Romeoville on the east side of I-55 near Crossroads Business Park and Park 55, where the company owns and manages 11 other industrial buildings totaling 3.6 million square feet. The speculatively developed building is being constructed on an 18.1 acre site at 1341 Enterprise Drive, one mile south of an entrance ramp to I-55, the major transportation corridor between Chicago and St. Louis.

“The I-55 submarket continues to be a desirable location for many companies, but our properties here as well as throughout the Chicago metro area are highly leased, limiting our ability to meet prospective tenants’ needs,” said Ryan O’Leary, Senior Vice President of Duke Realty’s Chicago operations. “In fact, in the I-55 corridor, there are few, if any, properties or developable sites available through any commercial real estate provider for a 300,000-square foot tenant. We saw an opportunity to meet a market need and moved forward with the purchase of this site last year for the construction of a new, modern facility. With this new speculative building we will be well-positioned to offer first-class space for clients with immediate needs.”

Construction on 1341 Enterprise Drive is slated to begin this month with delivery in February 2015. The precast concrete building will be flanked by Lakeside Drive and Enterprise Drive and on the east and west sides, respectively, making the cross-docked building easily accessible. The new facility will have 32′ clear height, 52′ x 60′ bay spacing with 52′ x 47′ spacing at the docks, 243 car parking spaces, 32 trailer staging spaces and up to 94 potential docks with 48 – 9′ x 10′ dock doors in place.
