Duke Realty Corporation to build 499,000-square-foot warehouse in Aurora

Duke Realty Corporation’s Chicago office will soon begin construction of a new 499,154-square-foot build-to-suit warehouse for Fellowes Inc. in Butterfield Corporate Park in Aurora, Illinois.

The new facility, which will be leased by Fellowes and serve as its main U.S. distribution center, will be built by Duke Realty, on a 24.55-acre site it owns. The transaction is the Chicago area’s largest build-to-suit year-to-date.

Founded in 1917, Fellowes, Inc. is a global manufacturer and marketer of business machines, records storage and office accessories.

Fellowes will be consolidating its leased space at 6525 Muirfield Drive in Hanover Park, Illlinois, and its owned Itasca, Illinois, facilities at 1625 Norwood Avenue and 1612 Glenlake Avenue.  Fellowes occupies approximately 525,000 square feet within those three facilities, and has hired the same Colliers team to sell the two owned properties. Fellowes plans to relocate to the new Aurora facility by May 2016.

Butterfield Corporate Park is located at the northwest quadrant of Route 59 and Ferry Road in Aurora, just one-half mile north of the four-way interchange at I-88 and Route 59. Butterfield Corporate Park totals about 158 acres and is also home to Follett Corporation.

Daniel Arends and David Bercu, both with Colliers International|Chicago, represented Fellowes in the transaction. Duke Realty was represented by listing agents David Prell, John Suerth and Traci Buckingham Payette with CBRE and Susan Bergdoll with Duke Realty.
