Duke Realty’s Fifth Third Bank Building project earns office honor from Indiana chapter of NAIOP

The Indiana chapter of NAIOP has honored Indianapolis-based developer Duke Realty with a “Best Office Development of the Year” award for a 274,000-square-foot building it developed on the Eskenazi Health campus in downtown Indianapolis.

The facility, known as the Fifth Third Bank Building, serves as the main office building for Eskenazi Health physicians and staff.

Duke Realty, Eskenazi Health and Health and Hospital Corp. of Marion County forged a public-private partnership to develop and finance the $80 million office building located at 640 Eskenazi Ave.

The office building is jointly owned by Duke Realty and HHC and leased solely by HHC, which operates Eskenazi Health, one of the largest public hospital systems in the nation.

“Amid the massive changes taking place in the healthcare sector, it’s more important than ever for health systems, especially public, non-profit systems, to find ways to cut costs while also growing their business and staying competitive,” said Keith Konkoli, Duke Realty senior vice president for healthcare, in a written statement.

The Fifth Third Bank Building, which was completed in November, houses hospital-support functions, including office space for Indiana University School of Medicine faculty physicians. The new facility enables Eskenazi Health physicians and staff to be consolidated on one modern campus instead of being located in multiple offices throughout Indianapolis.
